However, I will be curious to hear if any of you believe that’s a better idea than the below strategy.I say all of the above to say this.

I take the "its a business" idea a little differently.

It tells you if the property can cover its costs and gives you an idea of the lender's risk tolerance.

Then I told him that I was walking away because I obviously didn't know what he was looking for and I wasn't going to just negotiate against myself without even having a remote idea of what he was looking for.

I'm going to start out with first position mortgage foreclosures (probably not the best idea to jump into a second position or HOA foreclosure until I fully understand the process), but even with the first position foreclosures, some of these deals seem too good to be true.
