Is this a reasonable expectation and a good option?

Negatives to VA Loans- Seller pays for termite Inspection-Termite damage needs to be repaired- VA property condition requirements- Longer close times- VA borrowers are typically, but not always, First Time Home Buyers, so all the perils that go along with that.- VA Borrowers very often tends toward very subpar lenders like USAA for instance.

I am new here and am interested in learning more about creative financing as an option to begin investing in real estate.

@Gino BarbaroWe are buying smaller BTR product direct from builder at completion - typically projects with 10 to 20 duplexes per property.

DSCR is a good option if it's a rental property.

@Matt ConcannonMatt - it depends on several factors.As Aurelien Bonin mentioned above, if they are limited partners (passive investors) they typically are not included on the loan.

I know it wasn't on your list, but Pittsburgh, PA is also a great location to invest as it has very affordable options.

I believe with a typical subject-to deal you give the buyer authority to handle the loan.

Landlord policies are on the municipal level typically, not the state level.  

Turnkey providers typically charge a percentage of gross rents plus a markup on maintenance calls.
