I have reached out the borrower/company to talk about the situation at hand.

Some investors think I am crazy doing that and perhaps so, but I take other people's money seriously and even when the crap hits the fan (and it will if you do enough deals for a long enough period of time), paying back your lender is priority one in my book.Most of my deals for private money also include a balloon payment rather than monthly payments.

My question is: if other people place another bid, would I see the price increase when I try to make a bid?

I’m an out of state investor looking to shake hands with a property manager in the Houston area. 

I also have a few people who have good connections that keep me informed if they hear of any good deals.

We host one on the second Tuesday of every month and typically draw 50 + people. 

Some people are open to selling and just haven’t thought about it.

Maybe money is tight, maybe it is the summer and people are feeling more inspired to make the recurring Home Depot runs, or maybe people are taking more initiative to round their skills on Youtube University.
