There are not a lot of in person meetups now, though the Mogul Realty Group just had a socially distanced meetup last week.

Due to our social network knowing about what we do and how we handle our rental business- We get approached to help others (friends, coworkers, etc.) with projects ( bathrooms, kitchens, smaller remodels, etc.).

Advertise it on Social Media (Facebook Market Place, NextDoor.com, Craigslist.com etc) that the home is available "as is" at a reduced rate, for someone willing and able to clean up and repair the property.
