I worked in bank compliance and the Marine Corps so, as you can imagine,  I don't have much patience for your feelings.My Real Estate license would be expired before I started so there wouldn't be any conflicts (already had that discussion with lender).

My 1st recommendation would be before taking anyone's advice, to look at how they make their money, and what potential conflict of interest they might have in giving you the advice.

Use them and the comps they provide to teach yourself how to provide your own comps to at least eval a property and get formal work from brokers and agents when presenting information where a 3rd party helps avoid a "conflict of interest" situation.Micki M. had good advice

You don't even use your real name so you are an obvious paid troll, or someone who has a serious conflict of interest.

If you own interest to the 1st note in your IRA and 2nd personally (or visa versa) - that would create a conflict of interest.

There is a lot of conflicting information on the legality of collecting SI#s and a landlords right to reject applicants for not providing it.

That's looking to create resentment and conflict.
