Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

.; how to analyze properties, how to engage in a strong due diligence process, how to screen tenants, how to manage the property, how to build a network of contractors, plumbers, electricians and other pros, how to manage the book keeping of the property, etc., etc., etc.

However, the screening, evaluation and more importantly, ensuring you have a good grasp on ARV will be key in finding your property.I recently linked up with a wholeseller in the area and will be exploring that venue a bit more.  

Now what my plan is will be to remodel the properties to a B Class property in which turn we will be able to screen our tenants properly who will take care of the unit and treat it as there own.

Can you describe your tenant screening process?

I don't have any personal recommendations, but I have some generic advice to help you screen whomever you find.Start by going to www.narpm.org to search their directory of managers.

We will update and upgrade once there is tenant turn-over (i.e. wainscotting, soft-close drawers and cabinets, shutters/blinds, screened-in porch, etc.) to match the final phase upgrades.

My recommendation is to attend some networking events and get personal recommendations from people you meet there.Go to NETWORK at the top of your screen and you can search for other investors and investment groups in your area.

They will be the person who files the complaint and at that point you are on the radar screen of the Commission.
