I was told that the fact that I have a renter in the Mother-in-law wing of my property who pays rent, can NOT be factored in.... because It hasn't been 2 years that e's been a tenant via shows this on my Taxes .If I could get the Lenders to see that he has been there for longer than 2 years ( he's the same tenant that was there with the previous owner, before I bought the property ) .....

Now SoCal and Cali is a big place, there are some areas that cash flow just fine day one...if you go out a couple hours outside of OC, Bakersfields, Deserts, etc...and or look into getting creative with vrbo, short term funished, think traveling nurses...you get the picture.

They do this to make sure you have the money and essentially aren't borrowing from some other asset or person just to show you have the money when you really don't.When I was still in college, I had good credit and no money while my step-mother had money and terrible credit, so we agreed that I would apply for a mortgage and she would put money in my account to show the bank I had enough for the downpayment and took it right back out the next day.
