I am able to put in all the info in the numbered Boxes, and at the very end, it asks me if there is a "Z code" in Box 20 (the first two syndications I am doing 2019 taxes for have this).

What zip codes would you recommend and why?

We have a couple areas growing with plenty of appreciation right now, yet as expected comes plenty of competition for those zip codes. 

I'm looking for any help on building some knowledge on the area and what zip codes are good ones to look at and maybe some I should avoid. 

My mileage expense checks (allowed by the tax code at 57.5 cents/mile) became my grocery money. 

Also, I just want to reiterate for the thousandth time on BP...Secret Book of Landlord Codes of Conduct Section 1, Paragraph 1, First Sentence....Don't rent to relatives or friends!

Also we avoid opening walls unless we know we have to (water damage or apparent structural issues) with the reason being once it is opened we need to bring it up to current code. 

I think my hesitation with the house-hack option is, it isn't something I could repeat, bc renting a larger home like that would be tough, and unless code changes, I couldn't rent the basement separately whenever we were to move. 

San Jose adopted new rules in December that comply with the new 2020 state of California code. 

It would take the better part of 2 days to get inside every unit to inspect, plus go over the financial with a fine tooth comb, verify utilities, and check with the city on any outstanding code issues....why would I burn up two days of my time only to uncover countless other lies when the Seller wouldn't even respond on paper?
