Like - strong crime & drug presence in areaTo go deeper into the details, I did have a tenant in one of the two units for a few months...under market rental price (to your point...lowering the rental price did get me a tenant)...and he was great...but the drugs were so bad in that particular area that he was essentially chased out. 

In fact, I think that spoon feeding wannabe investors can actually be detrimental, robbing you of the chance to learn on your own amd have a deeper understanding of not just what you're doing, but WHY.

Hey BP I'm 23 yrs old diving into this business with my Girlfriend, we've worked hard on changing our mindsets and becoming ACTION TAKERS and we are very much proud of ourselves.  

RE investment in this tiny town is obviously not a wise bet right now.I'm sure like many on this forum, I'm young, ambitious, relatively inexperienced but itching to dive into the game.  

I own that and learned some invaluable lessons on a much deeper level than many and also the lessons learned through the whole process of working to correct a terrible situation on a large scale of a dozen properties.
