So bottom line I am finding that it is all about marketing, especially to the specific industries near by and getting your place in front of as many potential customers as possible.

Have to say not the friendliest or customer-centric folks I've ever talked to.

Just to inform you about why you should agree with anything I say might be because of my age of 61, my construction experience around Dallas for about 30 years, my having a real estate broker license in Texas for about 30 years, my college graduation in business with honors, or the time I have spent learning about this type of investment.I hope that any of this helps your decision. 

Whatever happened to good old customer service? 

Simple advice get a good loan broker.

I can refer a real estate broker. 

I just always disclose upfront there is a broker fee no less than 1/2  and no more than 1 full installment of rent.As for commercial I am not sure.

My mortgage broker uses a tool that automatically provides a list of comps.  

And, yes, I see our growth starting to compound because we're getting more and more deals from brokers, we can now sign on our own loans without any guarantors, and our investors are investing multiple times while referring their friends.
