Just wondering what tools others use to analyze different markets to invest in like Growth, Economy, Neighborhoods, etc. 

I usually use a RE agent for sales, but I'm not sure how to pick one. 

Where comps come in to to compare "cap Rates"  (a measure of financial performance) of recent sales. 

The auctions, although online now, are live foreclosure auctions, i.e. the auction style sale which is the culmination of the foreclosure process. 

Is it better to have a willing seller and buyer before sending the initial purchase/sale agreement?
