You get stuff like holes in the hallways, broken outside lights, damage to a common washer / dryer (if there is one), that no one will fess up to and will come out of your pocket.Don't be afraid to make low offers. 

Before moving out of the place I currently rent to a tenant, I had for myself a washer/dryer among other things.

one van has a smashed front end and blown out tire sitting next to the van and another truck that doesn't look road-worthy one car has sat across the street now for months that has not moved and a broken down washer on the side of the house also people are living in a trailer in the back yard.

But I'm nervous about all the added costs since upkeep would be more expensive for a SFH (or 2 in this case since I'd be living in one as well).The seller rented the 2nd house for $1200/mo but I'd add a washer/dryer and ask for $1300-$1450.

The main things they need are a place to go after work to drink beer, a washer/dryer to do laundry, a kitchen to make dinner, and a bed to sleep in.  

I wouldn't be concerned about "double appliances" to be honest, most will come with appliances and if something breaks down, you can always find fairly good condition used ones on places like craigslist inexpensively, and I make sure in my lease to state that things like washer/dryer/refrigerator are tenants responsibility to have repaired.
