In this scenario - it's to get the home ready internally. 

MTRs are great, and there is a lot of opportunity with the different medical facilities in the area, as well as the influx of military and the gaining popularity of MTRs among the general public, not just traveling nurses.

Brandon Turner was a big proponent of "no money down" (which, in his defense, did not ever mean no money at all) and i think the market changes in the last 5 years still have not been internalized. 

If managing the STR is no longer sustainable @Robbie Shiver, here are a few alternative options to explore:Mid-Term Rentals: Consider marketing to travel nurses or corporate relocations for stays of 1-6 months.

Ready and motivated to get on it and grow now all over the USA and internationally if possible and convenient.

While traveling back and forth to Philadelphia, I stayed in a rental in downtown and met a real estate agent in passing.

I chose the latter, because I used to travel a lot of for work and wanted a hands-off investment.
