Are there sites to warn other landlords about this tenant? 

So you will need to warn them ahead of time and collect their full name, address, and SSN before they start.

Any warning signs or particular groups within the process (CPA, Lawyer, Contractor, etc...) to ensure that it is someone to be trusted?

I'm looking to buy a few rentals in Kansas City in 2019, but am frequently warned of the dangers of out of state investing.

Inspections, warning letters, eviction notices etc.

There are lots of warnings about not wet mopping a laminate floor.  

You won’t have the turnover people are warning you of.

The board can, without much warning, severely hamper your ability to rent out your unit.

Is there anything you would warn a newbie about in this area?

I do understand the warnings as stated above, but in my personal situation, if they stepped out of line about doing something wrong, or rent was pushing almost late, we told them the rules and how it will be right away and put a stop to it.
