I will never buy in the city again unless it's beyond a steal.

.), security cameras, track remote employees (they will steal the cash), cost to install pumps, license fees, hard equipment needed- registers, apps to run the register information, accounting, legal, cases for merchandise, shelves, door hardware, heater or HVAC depending on location...This is a tiny community there won't be a local plumber and electrician... add some cost for time to contact your team and travel will make any repairs more expensive.

Not sure how people sleep at night that steal from people like that.Caveat Emptor!!!

They are all basically identical to each other.

This establishes in their mind that I'm not one of the typical sharks trying to steal their house (and yes, that is what they think investors are.) 

We obviously are not trying to change our identity but do feel that we should be paying attention and planning for new opportunities that will align with our businesses.

For example two identical buildings on opposite corners of the same intersection sold in the same month should trade at similar cap rates.

Licensed plumber = license to steal. 

One of the hurdles is the doors and windows...they will have to be identical to the original, which means made of wood and sometimes even single-paned.
