Every lead source that sends you leads without vetting them is warm garbage now.

However, the only reference to Homeland Security I’ve seen is a post of a seeming “wish list” of investigative agencies by the OP in the Norada thread, who, if you read his posts, is obviously less than a reliable source of information and consumed by rage.

it typically takes a few years just to recover the closing costs. those are the types of things that get sugarcoated / ignored and they shouldn't be.3 separate recent sources show that it is cheaper to rent than buy at high LTV in virtually every market.  

From purely a lending perspective, the projections from AirDNA and Rabbu are the only commonly accepted sources for underwriting a short term rental purchase or refinance DSCR loan.

Most experienced people are limited by deal flow, so you offering to bring them deals could be a huge value add to them.And while you are working to meet investors and source deals, I would be doing everything to clean up your credit.  

Also keep in mind that "source of income" is a protected class in Maryland.

I realize there is probably no simple answers but I am all ears from all sources.
