@Matt SchreiberI bought my one and only short-term rental (STR) in North Myrtle Beach in February 2024.

Since it was my first duplex, I thought having one short term and one long term rental would be good.

She can use that money to get a hotel room or short term rental....or stay with family or friends.

arbitrage is not a short cut to owning property.

I will be getting rid of her shortly.

We get this right far, far more than we fall short.

@Craig Holland Land is often sold with owner financing, in part because buyers have a hard time financing it, and in part because buyers often only need a short time before they can build on the land and refinance out of the seller loan. 

In other words, not resold to the government so the bank had more flexibility on the condition.I look at the original commitment letter and it states "xxx amount will be advanced at closing for the purchase of an investment property, and the remaining balance of the loan to be placed into an escrow account to be disbursed as improvements are made".No points, and only one closing, so I don't have to deal with a short term HML that I have to refinance in under a year.Hope that helps!
