When/if your tenant(s) have minor/major disputes, is it my “job” as a landlord to get in the middle of it?

I agree that the rent could be reduced.We have 2 other rental homes that are 3/2’s. Have

-After your moisture issue is corrected, have your contractor install plastic moisture barrier, followed by XPS polystyrene foam insulation and your stud wall to prevent moisture accumulation.

That will shave a couple hundred bucks off of the closing statement.

Biggest issue is the school enrollment period, if the tenant(s) have school aged kids.

The open cavity would increase the speed of electrical and plumbing runs and then you could foam or bat the entire cavity after the fact.

I use Home Depot Behre primar included enamel semi white (olive green can) with a foam roller.

There are also foam fill options, but they may be more expensive and some say they can create other issues if the foam pulls away over time. 

You can retrofit spray-in foam into the ceiling/floor cavity if you want to go that route.
