Cleveland is cash flow, we do build to rent in columbus urban infill where prices are the highest and land prices make sense. rents are good and on a DSCR can pull out cash and do again. easy scalable strategy and sell the portfolio eventually 1031 into something greater.

This is not the case for the majority of metro areas across the US.In less hyperbolic markets there wasn’t an intense amount of speculation so operators didn’t pay high and are weathering the storm on interest rate resets and are finding a way to refinance Deals with maturity walls.I am finding that a lot of killer deals with my clients are happening in the sub 50 unit deal space for those who need to sell, because there’s much less competition in a chase for yield.

The majority of our properties already have DSCR loans on them, are tenant occupied, have been owned for less than a year/have sizable capital gains, are in a high appreciation market, may take a while to sell at market price on the MLS.Are there any loan products, even ones with balloon payments, that would let us access some of our equity in our properties through refinance or a 2nd position loan.
