I wish people would do some research on the forums before posting but I think people would rather make a post then search the forums to see their question has already been answered multiple times that day. 

I've seen it briefly here & there but never done any research besides picture scrolling.How do you find it?

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

From my research, it seems that the best way is to ensure the end buyer's funds are at title in escrow (with the clear to close) before you approve the release of your funds.

I just started researching when I saw you post. 

@Allen Masry you stated you want to invest passively, so real estate is out, except for REITs, which are part of the stock market.You might be tempted to invest in a syndication, but those are high risk and you really need to research and then monitor them.

You need to do a lot more research before even trying this or thinking about it.

I also always keep my rent increases in line with the local market, so sometimes I'll have tenants threaten to leave sometimes, and once they do their research they realize that it wouldn't make sense at all to find another property and end up paying the same thing.
