The 1% is meant to represent a point where the rental is likely to just barely generate some positive cash-flow.

I can tell you that these girls represent the average healthcare "professional". 

They usually aren't any good at vetting a seller financed transaction and representing your interests from a legal perspective.  

What follows is my general understating, as a layman,  and personal opinion.The most obvious thing is not to misrepresent yourself as agent or broker, as someone who represents anyone in the transaction.

I admit that the allure of interest-only payment to drive insane profitability from cash flows is attractive; however, I don't see a standard process that the lender follows, but it may just be the affiliate/broker representing them who isn't very formal. 

For example I only do a 1.5% listing if I'm representing them for a purchase. 

If purchased with financing and the security interest represented by the UCC was timely perfected, I would have a completely different opinion.
