I have a lot of personal experience with BRRRR—both from building my own rental portfolio here in Memphis, TN and from helping both local and out-of-state investors successfully scale their portfolios using this strategy.One of the biggest advantages I’ve been able to offer my clients is structuring deals with hard money lenders in a way that allows them to acquire properties with less than $10,000 out of pocket in most cases which results them in massive cash on cash returns!

I know of several excellent property managers in the North Alabama area that would service the Harvest area, including several that I've never worked with personally, but have a good rep in the area. 

There's no way around it unless you specifically work for one person only.

There's so many catalysts for population and job growth (Intel, Honda, Amazon, Nationwide Hospital, etc).

You can establish a personal LLC and use it to buy a business.

I would build a relationship with the person before you decide to partner.

.: @Steve K.totally agree. my point was that we won't see continued population growth going forward like we did from 1990-2020, and even in the absence of that growth, housing demand will remain strong.
