I started working with Rent To Retirement last year and really like what they got going on over there as well.

For my 2 unit in Logan Square...I pay $70 per push and they come out for anything over 2". 

I haven't spoken to the county yet, but will make that phone call today.As far as financing -- I was leaning more towards getting a business line of credit or using a business credit card and rolling it over to interest free cards.

If the goal is greater flexibility, consider rolling over the SDIRA into a Solo 401(k) for more investment options.

Might be able to get 1/4 to 1/2 point better on conventional DTI over a DSCR - could run multiple scenarios to see what works.

Tenants should certainly take responsibility for maintaining the property and promptly informing the landlord of any maintenance concerns.

I make a decent amount of money nearly from my W-2 (over 100k) but still not enough to easily buy another property this year especially if I have to put down 20%.
