Unless you are confident in estimating the renovations needed, I would highly recommend getting a contractor's professional opinion of the rehab costs.

I agree with most opinions listed earlier.

It looks like I’m going against the grain with out of state flips but still want to understand the full picture.So in your opinion how should I find my rock star contractor?

As always it depends but my opinion is it matters based on what the client wants.
