Is your thought that if they need an ESA they are mentally unfit to own a firearm?

I would get it rectified and then sell the property and move on.. landlording is not for everyone unless you have the mental and intestinal fortitude like @Thomas S. is talking about your next tenant could be 5 times worse especially given the description of the home and area.I would sell and move on..

I think I have exhausted all my options and its starting to mentally exhaust me - I am hoping someone here can give me insight or provide any other options I might have. 

One thing I also thought about is, I have this mentality of of "I need to make this deal work" with these off market deals.

Honestly evaluate your skills and mental bent.

@Caleb Anderson,You need to mentally accept that things will go wrong, things will be much more expensive than you planned, sometimes you get lucky, but a lot of times it's the worst case scenario, and you have to roll with it.       

Just 1-2 weeks at 70-80 hours is enough to stress family life, cause mental fatigue, etc.

while the shows might be fake and rehearsed ... the prices sure arent.
