For example:  doing laundry is no longer just doing the laundry I've thrown out SOOOO much linen and bought new and threw away Again bc i just don't have time EVERY SINGLE DAY to steam everything before using it.

I don't want to do baseboard heating because it takes up so much wall space and I'd really like to eliminate the use of a steam heating system.

The heat/hot water bills went from $4,500 to $1,500, a savings of $3,000 a year.The gas co. here hasn't had a price increase since 1994, and in Dec. 2012 got another rate DEcrease granted from the state.At another two unit property there was a single oil steam boiler that generated the heat for both units.

Overall, this project was a much smaller rehab than we are used to but in a little over a week we completed the following:- pressure washed the outside of the entire property- repaired and replaced damaged sections of gutters- replaced thermostat- re-wired furnace - painted exterior doors and shutters- replaced carpet in the living areas (living room, dining room, kitchen) with Allure vinyl plank flooring- steam cleaned carpet in all three bedrooms- replaced old vinyl floors in both bathrooms with ceramic tiles- repaired several areas of the walls with large holes- painted the entire house realist beige (thanks JScott)- Resurfaced the kitchen cabinets and repainted- purchased and installed all new appliances (dishwasher, stove, fridge, microwave)- replaced all switch plate and outlet covers - cleaned the house front to back and top to bottomDuring this time we had our lease agreement reviewed by our attorney and were getting other administrative and operating processes finalized to be able to rent the property.

Personally I put down $20,000 (all I had basically) and overall we're anticipating $42,500 after paying for the inspection, appraisal, closing costs, building a wall/door, professional cleaning/carpet steaming, and holding costs.
