Now we're seeing investors pouring money into buying Class C rentals - but, many are getting burned.In our experience & opinion, the main determinant of property Class is not location or even property condition, those are #2 and #3.

Number looks good enough to me but I just worry about the location tbh.  

The home is in a great location in Big Bear Lake, CA close to the Village and Ski Slopes.I have an array of emotions being scared of failung and excited all at the same time.

I’m open to exploring those locations since they aren’t too far of a drive.I’m leaning towards a SF property because I have $10,000 to put down, want to stay within my budget, and being new to this, I’d like to start small.

You'd want either an LLC in the state where the real estate is located or you can also just put it in your name and take out a good landlord's policy from Farmers, Erie, etc. which will protect your investment just fine.

@Juan Mendoza  I think there are legal definitions for a bedroom and there are usual and customary definitions for a bedroom, with each dependent on who you are talking too and where you are located.  

Essentially, the Finish Schedule is a spreadsheet that contains all of the product links, SKU numbers, quantities needed, and installation locations for every single piece of material that goes into your project.

But after a flip, you will probably sit on the market for a while depending on the location approximate nearest city. 

I also think of property locations and property conditions having different classifications.
