If you can do the BRRR strategy and have some decent cash flow (say 150 to 200/mo net profit after estimated repairs), then you can grow a reasonably large portfolio with surprisingly little capital and generate some generational type wealth that no other investment vehicle can offer (outside of the lottery maybe). :-)Example.
