The trick is to invest in syndications whose rents will rise alongside inflation, while also maintaining high rental demand.

As you said, good way to 1031 exchange into a larger deal alongside other investors. 

We want to purchase a mixed-use replacement property for $750,000--a home with a detached apartment to rent out alongside a primary residence we'll move into as owners.

We have a hiccup right now though. 

A little bit of it is going to be feel with your new tenant alongside the math of vacancy vs. rent increase if the current tenant decides to leave.

The average investor here see a good appreciation along side cash flow. 

My recommendation would be researching the market on median rent, anticipated rent growth, alongside projections for values.

If you can find someone to work alongside who does flipping or management and needs help take the opportunity, but its far from required to get started. 

but having set criteria will keep the ship afloat regardless of temporary hiccups. my hypothesis: Real estate will continue to go up in value in short term as well as the long term. there may be waves but that's why you built the strong ship to withstand them till the oceans are smooth again.
