House hacking a multi-unit is the best way to get started since you’re, if done right, paying minimal to potentially no monthly payment out of your pocket. 

I usually recommend house hacking a 4 plex.

Initially, I wanted to do house hacking.

I did a house hack in Columbus, Ohio.

We are interested in buying a home or condo for my daughter in Knoxville TN next to either House Hack while she is in college then keep as a long term after.

I would recommend house-hacking or partnering/mentoring to get a better understanding of real estate on your first deal. 

I am a realtor in Marlyand and last year I bought my first duplex which I currently house hack.

Too many stories of hacking to get at wire transfers, etc.

Or they can be sold to investors.I think they are particularly attractive for new investors to buy as a house hack - you live in one and rent out 3, most, if not all, your expenses will be covered.Look at what it last sold for, has it appreciated?

If you are just starting it sounds like house hacking may be an option for you.
