Can you swing a hammer or are you going to hire people to do the work?

I generally advise folks not to expect much more than a 5% swing in either direction.

With the last ~5 years of the market really swinging upwards they have expanded somewhat but not like most other professions and really no new contractors have joined the ranks.

The higher priced parks tend to have more amenities like swimming pools, golf, clubhouse, etc.I think common sense says that if you take a mobile home and do a rehab, you'll increase the value.

For me, its not the swinging a hammer, working long hours after work, and sleeping on a mattress on dusty plywood that was going to hold me back.

State park with 36 hole golf course, and walk/bike trails within 1 mile.

There will be many more swings of $1,000+ one direction or the other in your investing career.

It can be done.Remember 2007-2009 exposed a whole host of "break even, lose but hold for equity" landlords... when that cycle swings around again, And it will , make your move.

If you're looking for a town where there are historic preservation efforts, you can't swing a dead cat around here without hitting a town that traces it's roots to the 1600s.
