@Armin Trepic my advice would be two fold. 1) Having a knowledge of the stock investing, I am assuming you have a risk tolerance level as well as ability to think long term (investing not gambling) .

I bit usual layout as its set back from the street with its own access lane and backs to a large apartment building and has taller wood fencing, but the owner has lived there for 12 years and is 73 now and tired of playing landlord with his neighbors/tenants - he has the usual tenant adventures going on right now, such as an eviction and probably isn't a thorough tenant screener. 

I thought you were just venting but the side-splitting adventure you have committed here today seems otherwise. maybe provide a better example or context so we can come to a middle ground.

Have to hunt or take a bit of a gamble.

My beautiful fiancé and are I are brand new to real estate investing and are excited to connect with other BP members as we embark on this adventure together.

They may take the listing to have a sign in the yard and some exposure, but every newspaper ad/minute spent is a gamble for them.
