Phillip:Thankfully, the garburator/garbage disposal is predominately a US affection.Dollars and cents aside, there are many other reasons not to use them:1) they increase the amount of organics that reach the sewage treatment plant which, in turn, increases the plants consumption of oxygen ... which, often results in more active bacterial matter being flushed/released from the system into waterways;2) increase the amount of solid residue which needs to be removed from the treatment plant and disposed (usually in landfills);3) they have been linked with the increase in toxicity of the water supply (this is not a fault of the machine itself, but rather the user); 4) they also tend to increase per-household water consumption.Under sink garbage disposals are no longer permitted in many locations.As a landlord with student rentals, they are simply an invitation for more service calls and higher repair costs.

Enter new to home buying guy and wife looking to buy a home in San Antonio to live in then rent out.Home listed for $220k it was a flip and was purchased for $60k less than a year ago.Exterior looks wonderful, inside looks great.Original 100yr+ hardwood floors, everything looks very shiny.As we are walking around we start flipping switches, flushing toilets etc.One toilet in particular makes a very gurgly sound that doesn’t seem right and some hall lights don’t work.Our RE agent is all about telling us to hire a General Inspector which will cost about $400 to inspect the property and tell us if anything needs to be fixed.As we look around we start to see more problems.There is a place in the roof where the roof has raised away from the house leaving a sizeable hole to the attic.There is no drip edge along the roof.The breaker box has empty slots in it that let us see into the drywall.Knowing this was a flip we investigated on another Texas State website to look at all the filed permits for the new electrical, plumbing, HVAC, and roofing, and got nothing.No permits filed at that house.Red flag?

Dude was getting evicted and took it upon himself to quit flushing the toilet. 

I still think I disagree with the premise that there isn't stupid money out there, but I also could have been more clear.The example I gave, absolute best case scenario puts the cap rate somewhere in the 3% range, whereas I've seen properties within a mile of my example with cap rates closer to 4.5/5% (assuming all cash in both scenarios).The bay area is flush with cash right now so bank approval isn't always a limit for stupidity.

If you really have not used the water for a year if there is  holding tank that has been holding water that long may want to flush it.  

You can do MUCH better than that, never have to worry about a tenant calling up saying the toilet won't flush, and usually never have to worry about maintenance, property taxes, or evictions.

My fiance and I are both sick of flushing ~$1,000 each month on rent, so we're looking to buy a house.
