Hi @Norman T Eng, these days you can get a 30-year conventional loan with interest rates in the 4s (I'm paying a fraction of a point to get 4.25% on my current loan which I'm very happy with).  

My analysis shows that the initial investment was a fraction of what a similar sized stick built property would have cost, the rent received has been virtually the same, the upkeep/maintenance is not an issue if you keep on top of it.

An investor working with more capital in larger properties may see more income, and even a boost in rates to 24% or even 37% on some of that income, but the effective tax rate relative to the entire investment will still be low since only a small fraction is actually considered taxable.So, maybe $200/year in taxes to bring leverage into a deal and boost the return by several percentage points and several thousands of dollars. 

You can find 4-5 bedrooms for a small fraction of what you propose, especially if they need minor sprucing up.

Guaranteed you don't need them and the cost to remedy dog urine is a fraction of what they quoted.

Nighthawk is a excellent router (good choice) but if you are only pumping in 100Mbs thru it you are only utilizing a fraction of it's capacity.
