The fire codes are obviously different in our states but if I were to build a fire escape coming off the third floor It would need to extend 10 feet past those windows before descending if those windows aren’t fire rated.

In Philadelphia a CO is issued for new construction, additions, alterations that impact exits or fire ratings and renovations that change the use.

I've putting my money into public markets and HYSA but once rates drop I need to re-think the HYSA.Other investors I know are doing STRs in California and OOS, partially because of the IRS loophole with STRs and being about to offset active income, some MTRs (renting out to people displaced for insurance reasons such as a fire, other reasons, not so much travel nurses like during COVID), buying an apartment complex together with 3 to 4 people, working in the real estate industry (acquisition, property management, lending, becoming an agent, etc).

While I have some reserve and a HELOC on one of the properties, if something big happens while in school (busted pipes, fire, HVAC goes out, etc..)

Not specific to Blue Ridge, but in CO I just used Steadily as they were able to cover the brush fire restrictions I found that stopped Proper and others.
