I have clients (including myself) who invest here and out of the area.

Although things will change this year, between HELOCs, 1031 Exchanges, and a Business Partnership, I'm up to 15 doors (including my personal residence) and I haven't done a down payment since 2015.

Multiple people including myself have tried to caution him of the the true costs but he's been repeatedly dismissive and has made it clear we give him motivation and he wants to prove us all wrong (whatever that means).

Yes you partner with them on the individual deal but you get the reps in to become better at watching a deal from start to finish.
