The answer is No (provided you do not knowingly encourage or facilitate the behaviour).All of our tenants sign an acceptable use agreement - not that different than what you would find in a business or other such organisation - along with their lease.  

Before Doing any you can't undo w/o $$$, make sure the facilitator, custodian, (Pensco, Broad, Equity Trust, etc...) or whatever they call themselves can do the transaction.

The alternative to a wholesaler is a real estate agent who facilitates transactions, their fee structure should be  in line with what they accomplish, not a number out of the blue. 

Doesn't matter if it's a duplex, or a 200 unit apartment complex, we'll assist in the purchase, and facilitate the management.

In this case besides walkinig from the deal, negotiating a price $3k over the mortgage balance (they need moving cash), buy subject too the debt and take over the payments.In the subject to scenario you are the deal facilitator but put none of your own cash in or take title.
