But this was not easy because the money was not in escrow - it WAS SPENT on Nathi Townhomes and other unfinished projects. 

MF deals are not easy to do and take a team of people with experience, PM in place, Net worth of the loan amount, hard money up front 100k+ and many other things.

So the places we all encounter that don't even have a wheelchair ramp at the entrance (at the appropriate incline, etc), even though it would be relatively easy to put in, aren't compliant (envision a storefront set back 10 feet from the sidewalk).

Not one lawsuit, the guests are respectful of the place and it's easy to repeat the formula in multiple real estate markets across the country.

There's always typical question like contingency etc etc, that's easy to solve.
