Hello Team,Currently I purchase distressed properties, flip and resale. 

Takes a long time usually and it's a pain, but you can often get the property before it hits the market if you can find owners with distressed loans.

I am specifically looking for 3-4 bed single family homes that are distressed.

Given the current debt market and expanded cap rates, are you potentially targeting any distressed assets as a syndicator?

the more distress, the higher the risk, but also the higher the opportunity to increase the ARV.my point was that the increase in interest rates is making it harder to cash flow on the refi. 

It is two female Realtors who partner with distressed property owners to get the house rehabbed and sold.

Zillow, of course, cannot tell when a home is in distressed condition.

I remember the topic being wholesaling/finding distressed off market properties.

Just google the county that you're interested in and "tax auction" and you will find the website.Most NY tax delinquent properties getting auctioned are seriously distressed and troublesome.  

In an age where any and all data is $$$, how does your company guarantee that all my work, time and energy driving around and cataloging all these distressed properties, won't be wrapped up and later sold as "Leads" to other investors or companies to sell?
