I hate to go that direction, but their negligence has cost us thousands.

As the property manager, it concerns me that the software does not allow me to select message timing and verify content of communications that are sent directly to MY tenants.  

When maintenance is scheduled, we send out a reminder, and if they won't be home, they can easily authorize entry.Sometimes, our contractors will contact tenants directly to arrange the most convenient dates and times for visits.

I am a provider in the southeast, but always happy to help investors get pointed in the right direction even it's not to do it.

I've often found that just going right to the expert in the space is going to be the most direct source of info.

Most take near a year in southern Ca, but you hear of exceptions in both directions on that timeline.What some developers are doing here is leveraging the affordability issue and getting permission to build additional ADUs by designating some as affordable or semi affordable units.
