It's rarely talked about, it seems.I looked at some listing in the Research Triangle in North Carolina but the cash flow doesn't seem great, especially there could be a major assessed value/property tax increase as there was a lag of 4 years in NC.

There are always ways to increase the value of most homes, but that is also a crap shoot.

I suspect that is unlikely with the increased need for housing.  

However, investing locally has become increasingly unfeasible and unrealistic due to the high costs.

One group wants housing prices to increase, the other wants them to decrease. 

I have not had good communication with the property management team either so in the next month or so I am switching over to another company I have already spoke with who also recommended seeing how long I can go with complimentary property management.I'm actually just a little concerned with whether the tenant is being taken care of or not.

At this point, I'm not so concerned about achieving that exactly, but if my REI journey takes me there on my way to (or even after) financial freedom, then I'm all for it.There's still some work to do to prepare financially for "the first deal" and that moment legitimately appears to be about 2 years away.
