My intention is not to discourage anyone from investing in the Costa del Sol, especially considering that I never specifically referred to this region.

The fear of unknown and the bad potentials, but then sh_t happens and ya remember that we got a choice to lay down and be done in by it or roll-up the sleeves and get to work and be a solution maker.

To be frank, I don't know which markets or product you are referring to when you say rents and value have exceeded your estimates. 

Artwork is often personal choice, but you definitely need some stuff there.

So act quickly, do as the others are saying and screen him according to your standard criteria. credit, references, eviction history, etc.

While you can have a checklist of income, credit score, criminal background, landlord reference, etc, to me the bigger tell of good versus less than good tenants came from all the interactions prior to leasing.  

Making this up but you will probably need to own 100 of these to match the stories you’re referring to.
