According to the lease, the tenant pays a base rent plus estimated CAM charge each month.

You could have an old building and per the leases the tenant do not cover much of any cam costs which can reduce your returns.The parking lots tend to take beatings in cold belt states and not last as long.

Even with industrial properties you can look at your NOI from total rent income(usually on NNN basis rent+tax/cam) minus term expenses.

@Ryan Luby buy them a nest cam or something so that they can see the oil and have them set reminders for them to check it.

I am thinking of adding a solar powered web cam outside to watch the house and to provide a way for people to go to our website (when it is done) to look at the lake.
