One that looks promising is Sun Valley Supply and I'd bet if they aren't getting drywall from a big box store then they are likely going somewhere like this.Something to keep in mind is with a supplier like this your multiplier (discount) is generally based on relationship and volume.

In fact, McDonald's changed their Ketchup supplier recently because the ketchup company hired a new CEO that has ties to their competitors.So while I wish everyone well, I get angry when I give info to someone and rather than thanking me, they compete with me.

While the "surprises" were a major contributor to the overrun, extra time spent building our floating subfloor played a part as did the slide in the Canadian dollar this spring which provided suppliers with a justification to raise prices (even on domestic products).You cannot always plan for the unimaginable, but it is why we set aside a CAPEx reserve out of cash-flow each month.

What I have found is a good source of an education and knowing where local suppliers are is to get contractors to come out and give me a bid.

Sounds like a good plan.Now you need to open commercial accounts at HD and Lowes, join a local REIA to take advantage of their supplier discounts, talk to an insurance agent, make sure your credit bureaus are in good shape, get pre-qualified, buy a property and talk your friends and family into helping with the re-hab.Good Luck.
