@Yuttana Chawengsub If you have an agent that is an investor you're golden...my normal process would be to run a comp report in RPR and Core Logic...pull historic MLS records, review auditor data...and essentially any other data to assemble a clear picture of the property...then we start to talk through analysis...based on investor need of course....pretty simple stuff, generally.

But due to Harvey, even my best contractors were overloaded with fat margin work from insurance companies and non-investors from Houston to West Louisiana - I was SOL and on the search for a new crew.Lucked out a couple weeks later and was able to assemble a small crew to help with all the finishing bits and pieces.

For residential you should be able to get by with a double-check assembly.
