MTR attracts a lot of traveling medical professionals and WFH individuals who need a quiet space during the day, which may not be compatible with families living in the attached LTR.

The property has an amazing creek canyon (attached photo) is 5 miles from all the major attractions to Yosemite, and 7 miles from a lake.

You say those don't BRRR & attract top dollar, the best value in BRRR right now is primo properties cause you're not getting a 1:1 on any upgrade you're getting higher.

From what I've seen, Jacksonville has attractive housing prices and rental rates.

aim for a good house, not a cheap house as it will attract lower quality tenants and cost you more in the long run.

It's the conclusion you came to before you wrote the post I know but bringing up the challenges might make you realize that you might have to offer a heck of a good deal to attract a potential partner.

There are alternatives rather than become a squatter and not pay and screw the landlords who work hard for their money / keep.
