This sort of strikes me as "buying the airplane to get the peanuts". 

For this reason, many IRA and 401k investors not wanting to take on the complexities of UBIT choose to be hard money lenders with their plan and receive interest.We do have clients who flip houses (or cars, boats, airplanes, etc.) and accept UBIT as part of the cost of those types of opportunities.  

Think of finding the right tenants like a carry-on for airplanes.

I'm not really too worried about the financing or any of that other stuff...not scared of jumping out of an airplane so jumping in head first into real estate shouldn't be that bad.

Almost never you, unless you're sloppy.A lot of my family do one LLC per building (each airplane Delta owns is a separate llc) for even more protection.I hav $1million liability and $2mm umbrella for each LLC.

Seems to me if you go find the property first, that's no different from saying "Let's jump out of this perfectly good airplane without a parachute.

Apparently the only access to the lodge is via airplane.

Are we surprised to there's changes in travel trends in 2023: a year of uncertain economics, corporate cost-cutting, global instability, and high rates versus 2022: travel restrictions dropped and everybody was running for the nearest airplane to GTF out of country?
