However, you will have to check the Zoning for the individual property to make sure you 1) can add a second/accessory dwelling, and 2) it will fit on the lot in accordance with any setbacks, etc.

There is also a chance with the Accessory Dwelling Unit proposal that owners will be able to legalize/up zone their buildings in the near future.

I was working with a mortgage broker and an appraiser has deemed the property a "multi-unit property with accessory units" in the back which Fannie Mae doesn’t allow.

But a new initiative organized by Mayor Eric Garcetti’s office in collaboration with our friends at the Building and Safety Department aims to change that — while offering very imaginative designs for accessory dwelling units (“ADUs”) (whose aesthetics generally lie somewhere between box and shed).

It's okay if it's in a basement apartment or carriage house while you live there because those are considered accessory uses to the primary use and not a second unit.
