My conclusion is that it IS realistic for continued price and rental increases for a few reasons: no buildable land, increasing population, a booming tourism industry, foreign buyers paying cash well over market value, and one of the only places on the island with great beaches, decent schools, and a real hospital.To test your theory, look at how your market performed 2007-2010.

These towns are worth looking into because tourism will continue to grow there and the properties are more affordable than some of the more saturated areas in Florida.

Tourism didn't seem to take off as well there as it did over the hill in Telemark, and though there were always lots of people around, I think they struggled a bit.  

Yes, there are full-time residents, but this is a very important impact on the economy.(2)  The cities are heavily tourism dominated.
