Again I'm not sure that assumption would hold up in court, at least not on planet earth.The framing and trusses that were built cost $16000.

Today, after having breakfast with my investor/partner and seeing him off back to Raleigh, I spent the morning scheduling, updating bids (my quotes for things like lumber, windows, doors, trusses, etc.. were from October and needed to be updated), which I ended up saving hundreds of dollars as lumber prices inched down over the winter, issuing PO's (first I created a template in Google Sheets with a sheet for every major vendor so I could easily get these PO's out in the future, that took me a few hours), sending my plans off to be printed, and sending out RFP's for my next build (will start another thread for that one).

I've bought houses in the past that had only two layers and still had cracked roof joists/trusses -- the extra weight of the second/third layer of shingles is certainly not optimal.

I don't want to run into any problems with that, so we're working with the structural engineer to change our LVLs and trusses between the 1st and 2nd floor from 18" to 12".

In Georgia we are one of the few states that uses a closing attorney instead of a title person or notary,escrow agent,etc.The closing attorney still uses a title company for the search and writing the policy bu tit's the attorney at the closing table going over all the docs.We can still do remote closings where the people do not have to be present.M/H/S has been a partner with Michelle at Solid Source for a long time.I remember the little speeches they gave back in the day.They are very large now and they do a good job.J does MHS just offer that one contract free or all contracts??

(a) A landlord may not retaliate against a tenant by taking an action described by Subsection (b) because the tenant: (1) in good faith exercises or attempts to exercise against a landlord a right or remedy granted to the tenant by lease, municipal ordinance, or federal or state statute" Last I checked, freedom of speech and protest was both state and federal statute that could be used against a landlord.
